2 min reading timeFor pre leased office investment in Delhi, the right choice depends on how the space will actually be used. Separate essential requirements from attractive extras, then test each listing against that shortlist. Delhi NCR residential and commercial listings use varying area definitions and amenity packages, so like-for-like comparisons require care.
Do not compare office listings in Delhi on price per square foot alone. Confirm net usable area, meeting-room flexibility, lift access, internet options and any restrictions in the building rules. In built-up neighborhoods, verify ownership history, sanctioned construction, parking, property tax and redevelopment constraints.
Test optimistic and conservative scenarios. Estimate cash flow after recurring charges, vacancy, repairs and borrowing costs, then consider how easily the unit might be sold if circumstances change. Prepare an all-in INR budget including stamp duty, registration, financing costs, maintenance, parking and possible fit-out expenses. Confirm charges with the relevant state and local authority.
For NCR purchases, review the seller’s title documents, building approvals and any society dues. Verify RERA status where applicable, completion certificates and the property-specific stamp duty and registration rules before transferring money. Compare the same measure of area across listings: carpet, built-up, saleable or other local definitions may not be interchangeable.
A sensible next step is to request current listings, full specifications and written cost breakdowns for Delhi. Use the same checklist for every option before deciding.
